Adaptive Reuse 
Adaptive reuse and historic preservation are important components of Forest City’s business. We have special experience with and dedication to transforming functionally obsolete historic landmarks into vibrant housing and neighborhoods – helping to preserve America’s heritage. These projects, which help communities reclaim and reinvigorate declining areas, are often done in coordination with the National Trust for Historic Preservation, the National Parks Service, and state and federal agencies that grant historic tax credits.

Adaptive reuse and historic preservation are inherently sustainable real estate development because they make use of existing infrastructure and buildings, breathing new life into usable structures while saving the carbon emissions associated with new construction.

In downtown Richmond, for example, we have been converting old Tobacco Row warehouses and factories – with their brick facades, high ceilings and large open areas – into loft apartment communities bearing names such as American Cigar Company, Consolidated-Carolina and Lucky Strike.

Our other adaptive reuse/historic preservation residential projects include: transformations of a Civil War-era cotton mill, an art deco luxury hotel, former military installations, vacant office towers and Industrial Revolution-era factories.

In addition, Forest City's Westfield San Francisco Centre revitalized a city landmark to create one of the country's premier retail destinations.
